The Zoning Board of Appeals (ZBA) is a quasi-judicial appellate board which reviews permit applications that have been denied by the Code Enforcement Officer. It is established and authorized by Massachusetts General Law Chapters 40A, 40B, and 41; as well as the zoning bylaws of the Town of Ashland. The ZBA:
In exercising its powers and responsibilities, the ZBA may make orders or decisions; may reverse or affirm in whole or in part or modify any order or decision of the enforcing officer or the Planning Board/Board of Selectmen, except when said Boards act as a Special Permit Granting Authority (SPGA), in limited cases; and may direct the issuance of a permit.
